Relative humidity moves all day; dew point is the honest measure of how much water is actually in the air. Once it climbs past roughly 65F, outdoor air alone can push an indoor space over the mold threshold any time the house is not dehumidifying. These are typical Palm Beach County values.

Six Causes, No Plumbing Involved

Air Conditioning Sized Too Large
This is the most common cause of Florida mold that has nothing to do with a leak, and it is counterintuitive. An oversized unit cools the house to the thermostat setting quickly and shuts off. Dehumidification happens over run time, not over cooling, so a system that short-cycles hits the temperature and never pulls the moisture out. The house feels cold and clammy. That is the tell.

The Thermostat Set To 78 And Left
Snowbirds and seasonal owners close the house, set it high or turn it off, and leave for months. With nothing running long enough to dehumidify, indoor humidity climbs to whatever the outdoor dew point supports. In a Palm Beach County August, that is well past the threshold. We get called every October by someone who did nothing wrong except leave.

A Clogged Condensate Line
The AC pulls moisture out of the air and that water has to leave the building. When the condensate line clogs with biological growth, the pan overflows into the air handler closet, the ceiling below it, or the wall behind it. Because it is slow and hidden, it is often months old by the time anyone sees a stain.

Vapor Drive Through Block And Stucco
Most homes here are concrete block with stucco. Moisture moves through masonry rather than through framing cavities, and it moves toward the cooler, drier side, which in a Florida summer means inward. Add vinyl wallpaper or an impermeable paint on the inside face and you have built a moisture trap.

Bathroom And Laundry Exhaust That Goes Nowhere
A fan that vents into the attic instead of through the roof is just relocating the humidity into the least forgiving space in the house. We find sheathing and truss growth from this more often than from roof leaks.

Closed Interior Doors
A bedroom with a supply vent, a closed door, and no return path pressurizes and pushes conditioned air out through the walls while pulling humid air in from elsewhere. Cheap to fix with a jumper duct or an undercut door, and easy to miss entirely.
Keep It Between 45 And 55 Percent
Mold generally needs sustained relative humidity above roughly 60 percent at the material surface. Most guidance for Florida homes targets 45 to 55 percent indoors, which gives you margin for the hours when the system is not running and for the corners of the house that always read higher than the hallway where the thermostat lives.
A twenty dollar hygrometer in the room you worry about is the cheapest mold prevention available in this state. If it reads above 60 for days at a time, something in the house is not doing its job, and finding out which thing is far less expensive than remediation.
