Eight Signs Worth Trusting
Your Nose Knows First
A musty, earthy smell that lives in one room and never fully airs out is the most reliable early sign there is. By the time you can smell it, moisture has been present long enough for something to start growing, usually inside a wall cavity or under flooring where you cannot see it. Do not deodorize it. Find it.
The Water Meter Test
Turn off every fixture and appliance that uses water, then watch your meter for thirty minutes. If the dial moves, water is going somewhere it should not. This one free test catches slab leaks and supply-line weeps that can otherwise run for months.
A Warm Spot On The Floor
A patch of tile or slab that feels warmer than the floor around it is the classic signature of a hot-water line leaking under the slab. Palm Beach County homes from the eighties and nineties are in exactly the age window where copper under slab develops pinhole leaks.
Swollen Baseboards And Cupping Floors
Baseboards that look puffy, MDF trim that has 'grown' at the joints, wood planks curling up at the edges, or laminate that clicks and shifts underfoot. Materials swell from the bottom up, so the finish surface is often the last thing to look wrong.
Paint That Bubbles Or Stains That Return
A ceiling stain that comes back after you paint over it is not a paint problem. Bubbling, flaking, or a yellow-brown ring means water is arriving faster than the material can dry, usually from a roof penetration, an AC condensate line, or an upstairs bathroom.
A Water Bill That Crept Up
Compare your bill against the same month last year, not last month. A sustained unexplained rise of even 20 to 30 dollars is thousands of gallons, and thousands of gallons went somewhere.
The Sound Of Water With Everything Off
A faint hiss or trickle inside a wall when no fixture is running is a supply line under pressure escaping somewhere. At night with the house quiet, put your ear near suspect walls. It is low-tech and it works.
