The CDC and the EPA both recognize an association between damp indoor spaces and reported health effects. The list below is what people commonly describe. It is not a diagnosis, it is not a checklist that confirms anything, and several of these overlap with ordinary seasonal allergies.

The Smell Arrives Before The Stain

A musty, earthy odor that is strongest when you first walk in and fades as you get used to it. Smell is often the first and sometimes the only sign, because growth in a wall cavity or above a ceiling produces odor long before anything is visible.

It Tracks With The Building, Not The Day

The most useful test costs nothing. If how you feel changes when you leave the house for a few days and returns within hours of coming back, that pattern points at the building. If it follows you, the building is probably not the variable.

Discoloration On Walls, Ceilings, Or Grout

Black, green, grey, or white patches, often starting in a corner, along a baseboard, behind furniture on an exterior wall, or on the ceiling near an air handler or a bathroom fan.

Paint Or Drywall That Has Moved

Bubbling, peeling, or a wall that feels soft or cool to the touch. Material behind a stain has usually been wet far longer than the stain suggests.

A History Of Water You Half Forgot

A roof leak two summers ago. A washing machine hose that let go. A slab leak that got fixed but never got dried. Growth today frequently traces back to an event nobody connected to it.

Windows That Sweat And Rooms That Feel Clammy

Condensation on windows or interior walls means indoor humidity is running high enough to support growth without any leak at all, which is the most common cause we see in this climate.

The Away-From-Home Test

If you take nothing else from this page, take this one. Spend several days away from the house and pay attention to whether anything changes, then pay attention again when you return. It costs nothing, it requires no equipment, and it is the single most useful observation you can bring to both a doctor and a restoration contractor. It does not prove anything on its own. It tells you where to look.

What To Do About The Building

Find the water first. Mold is a symptom, not the disease. Something is wet, or something was wet and never dried. Remediating without correcting the source means doing it again, and in this climate that can be the same season.

Do not start tearing things open. Cutting into growth without containment spreads it through the house, and it destroys the condition an assessor needs to see in order to write an accurate protocol.

Skip the bleach spray. It adds water to the material, does nothing inside a wall cavity, and can complicate the assessment that comes next.

Get an independent assessor, then a remediator. Florida requires those to be two different companies, which is a protection rather than an inconvenience. Here is why that rule exists.

What are the signs of mold in a house?
The most common building signs are a persistent musty odor, visible discoloration on walls, ceilings, or grout, bubbling or peeling paint, a soft or cool spot on a wall, and windows or walls that show condensation. A useful pattern to notice is whether how you feel changes when you spend several days away from the house.
Can mold in a house make you feel unwell?
People commonly report respiratory and allergy-type symptoms in damp or moldy buildings, and the CDC and EPA both recognize the association between damp indoor spaces and reported health effects. How do I know if mold is making me sick or it is just allergies?
That is a medical question and only a physician can answer it for you. The one observation worth bringing to that appointment is whether symptoms change when you are away from the building for several days and return when you come back, since that pattern is information a doctor will find useful.
Is black mold more dangerous than other mold?
The CDC does not treat color as a reliable indicator of risk, and identifying a species by looking at it is not possible. Any significant indoor growth should be addressed regardless of color. Treat the moisture that caused it as the actual problem.
Can I smell mold even if I cannot see it?
Yes, and this is common. Growth inside a wall cavity, above a ceiling, under flooring, or in ductwork produces odor long before anything becomes visible. A musty smell with no visible source is a reason to look harder, not a reason to relax.
What should I do if I think there is mold in my house?
If anyone in the home is having symptoms, start with a doctor. For the building, the sequence in Florida is an independent licensed mold assessor to determine what is there and write a protocol, then a licensed remediator to execute it. We do the second part and cannot do the first, by law.
